I do not solicit, represent, or pursue any real estate transaction involving your clients — before, during, or after our work together. Your relationship with your seller is yours, fully and completely. I am here to make you look exceptional, not to compete with you.

The ideal time is before the listing agreement is signed — ideally 4–8 weeks before the target list date. This gives us enough runway to properly prepare the home and the seller without rushing.
A full walk-through of the property, a written readiness assessment, a prioritized action plan for the seller, and a timeline recommendation aligned with the listing date. It's a complete road map.
Never. I am here strictly in a preparation capacity. I do not solicit, pitch, or pursue any real estate business with your clients. Everything I do is designed to make you look exceptional — not to create my own pipeline from your relationships.
As involved as you'd like. Most agent partners prefer a quick check-in after each milestone, but day-to-day coordination with the seller is handled entirely by me. You stay informed without carrying the load.
